Homeowners trust that licensed professionals are involved in the construction and certification of their homes when using a local licensed, bonded and insured Homebuilder such as Regency Homebuilders, LLC. In our case, that trust was misplaced. Evidence shows that the engineering firm used by Regency in most Shelby County homes - AFA Engineering - was not licensed to practice engineering in Tennessee at the time it was involved in our home, raising serious concerns about the legality, quality, safety and validity of the work performed.

A public Disclosure request to the state of Tennessee shows that AFA Engineering has not been licensed since 4/6/2004.

According to her own written statement, Linda Prather did not perform the foundation inspection herself but instead supervised an UNLICENSED individual.

Shelby County used this form to authorize progression to framing, and it was submitted as evidence that the home met applicable building code requirements for VA/HUD lending purposes.
We later discovered that the foundation does not meet those code requirements.
Those representations were critical to both regulatory approval and lending decisions.

David Al-Chockachi is not an engineer. His Father, AF Al-Chockachi who passed away in 2004 was an Engineer. When he passed away, they continued to run the business and advertize engineering services, hold themselves out to be engineers and hold themselves out to be a licensed engineering firm.
AFA Engineering has not held an active engineering firm license in Tennessee since 2004, yet was involved in engineering-related work connected to our home.
In this video, I break down publicly available records and documentation showing that AFA Engineering was listed as “closed” with no active license.
Tennessee law requires engineering firms to be properly licensed, and engineering work must be performed under the responsible charge of a licensed professional.
